Our preliminary consultation meeting determines the scope, design, and aesthetic of your vision, and is followed by a project and fee proposal, which notes your requirements and details our recommendations, as well as a proposed timeline. Upon agreeing to the terms of appointment, we immediately move onto the second phase of the project.

Our design team begins with conducting a measured survey of the site, assuming CAD plans are unavailable. We produced 2D-scaled rendition of your property’s existing plans and elevations, which we will be the basis of our initial design discussions. This will give us a good understanding of your lifestyle, design ambitions, and aesthetic requirements, helping us create a brief that accurately reflects your demands and specifies how we can achieve this together.

The first phase of this stage begins with the preliminary design, which includes the inceptive master plan and its new zoning, a furniture concept layout, proposed mood boards for different themes and styles, as well as 3D models at your request. The second phase is design development, which provides our clients with scaled project components, presenting them with detailed flooring plans, reflected ceilings, and furniture layout.

We begin rendering our final designs into highly-detailed and illustrated design plan, including the timeline, lighting and electrical layouts, as well as the FF&E schedules, in preparation for the distribution of the tender to shortlisted contractors suitable for the project’s scale.

After receiving tenders for the project, we analyse them closely, liaising with our contractors to discuss the submitted proposals. Combining all third-party costs, FF&E and tenders, we generate an overall projection of costs to be discussed with you, based on which we will agree on the most suitable contractor for the project.

Once you have appointed a contractor, we act as advisors in the following stages of construction. Our project coordination protocols and communication channels are set into motion and made available to the contractor, to help with mobilization. In addition, we act as an intermediary between all parties involved in the project, keeping their schedules in sync.

During construction, we conduct regular site visits in order to manage the implementation of the design, providing follow-ups and financial updates to all parties to monitor progress and make any adjustments if necessary. All FF&E orders which fall outside the contractor's remit will also be dealt with through us, including fabric and lighting selection, down to the finest details of the project. Upon reaching the end of the project, we will attend the site and compile a snag list, which will be passed onto the contractor to rectify prior to practical completion. After defect repairs, we conduct another site survey to make sure the project is ready for occupation and that our client’s satisfaction is at its optimum.
